One of the oldest myths in real estate is that Winter is a bad time to sell. But like many myths, it doesn’t stand up to scrutiny. The idea that buyers disappear when the weather cools down simply isn’t true – genuine buyers are active all year round. They don’t care if it’s cold or raining on open day! It’s only the uncommitted buyers or those researching the market that may not bother. 

With that said, I also think Winter offers some distinct advantages for sellers. If you’re considering selling soon, here are five compelling reasons to make your move in June, July or August this year. 

1. Less competition from other listings

Due to the persistence of the Winter myth, many homeowners delay their selling plans until Spring. This creates a seasonal drop in the number of properties for sale – and that’s good news for you.

With fewer listings on the market, your home has a better chance of standing out. Buyers have fewer options, which increases the likelihood of strong interest and competitive offers. Open homes are also a bit less busy, giving serious buyers more time and space to fall in love with your property.

2. More genuine buyers in the market

Rainy Saturday mornings tend to keep the ‘just-looking’ crowd at home. What that leaves you with are serious, qualified buyers who are actively searching for their next new home. 

Winter can also be a welcome break for buyers who faced heavy competition during the peak seasons of Autumn or last Spring. They’re often more motivated to act quickly when they find the right home. From a seller’s perspective, they’re exactly the type of buyers you want walking through your door.

3. Leveraging positive sentiment on interest rates

The improved outlook on interest rates means this Winter season provides a great opportunity for sellers to capitalise on fresh buyer confidence. The second rate cut for 2025 is already having a ripple effect across the market, lifting buyer sentiment and sparking renewed lender competition.

Banks have cut their variable rates, and fixed loan rates have dropped below 5%. Expectations of further rate cuts this year are encouraging many would-be buyers to act sooner rather than later. 

For sellers, this growing optimism can translate to faster sales and better prices.

Selling in Winter positions you perfectly to buy during Spring, when listing volumes typically rise.

Rather than competing against a lot of new properties as a Spring seller, you’ll be a buyer with funds in hand and a clear understanding of your budget. This timing advantage allows you to take your pick from a wider pool of homes, with the confidence to make offers quickly when you find the right one. 

5. A seasonal edge for certain properties

Some homes actually shine brightest in Winter. Character homes with fireplaces, lush evergreen gardens and excellent heating can feel particularly inviting during the colder months. Your stylist will create a warm, cosy look and feel for your home that buyers will find comforting and appealing. 

Winter isn’t a quiet season – it’s a smart one. 

With less competition from other homes, more genuine buyers out and about, and an improving interest rate backdrop this year, Winter could be a particularly opportune time to sell.
